PLANNING

Prior to initiating a design, it is important to consider existing site conditions, environmental issues, government and HOA design constraints, relationship to adjacent properties and natural features - and finally the budget for the project.

We have expertise in LEEDS (Leadership in Energy and Environmental Design), renewable energy methods, and current energy codes.

PROJECT PERMITTING AND APPROVALS

In today’s complex building and construction environment, navigating a building project through the maze of complex governmental and private review processes requires extensive knowledge and experience with agency procedures. 

Loesberg Architecture offers over 35 years’ of experience with codes, standards, and procedures for commercial and residential applications with the Hawaii Building and Planning Departments, and has successfully obtained over 200 building permits in Hawaii.

We specialize in these specific permits and approvals:

  • SMX and SMA Permits (Maui County)

  • Building Permits

  • Certificates of Occupancy (CO)

  • ADA Compliance Studies

  • Energy Code Certifications

  • HOA Design Reviews and Approvals

PROJECT MANAGEMENT

We provide construction contract administration and management of complex residential and commercial projects.

This service covers:

  • Bid administration and evaluation

  • Contractor evaluation and selection

  • Project management during the construction period

During the construction phase, Loesberg Architecture can:

  • Monitor, manage, and evaluate the construction work

  • Coordinate with engineers and designers involved in the project

  • Evaluate and manage the payment application process

  • Change order review

  • Project close-out procedures.

Mr. Loesberg is certified by the 2nd Circuit Court of Hawaii as an Expert in the fields of architecture and codes, and has served as an expert consultant in over 25 cases involving injuries related to facility management, construction defects, and code compliance issues.
